What EXACTLY is inspected?

All major systems and structural components are inspected:

  • Water Drainage

  • Retaining Walls

  • Surrounding Grounds

  • Roofs

  • Gutters/Drains

  • Chimneys

  • Fireplaces

  • Crawl Spaces

  • Ventilation

Do you inspect for termites?

  • No, I am not certified, nor insured, to perform Termite Inspections.

If not, can you recommend a termite inspector?

  • Yes I can recommend a qualified termite inspector.
     

  •  I suggest waiting for the home inspection to be complete before scheduling a termite inspector.
     

  •  Following the home inspection, if the findings are acceptable with you,  and you still want to continue with the purchase, at that point I recommend scheduling the termite inspection.

How long does an inspection take?

  • It will typically take 2 to 3 hours to complete a home inspection.
     

  • Some inspectors will take 45 minutes to 1-1/2 hours to perform an inspection that SHOULD take 2 to 3 times longer.
     

  • In this case, more is absolutely better.

Do you issue a comprehensive type-written report or a simple checklist?

  • A checklist report is only issued upon special request.
     

  •  I don’t believe that checklist reports can explain the deficiencies as well as a written report.

[If report] What does your report consist of?

  • Your customized type-written inspection report will include a fully comprehensive 15-20 pages of explanation of findings.

    It is broken into
    3 sections:
    [1]  Repair Items – items requiring immediate maintenance/repair, attention in the near future, or periodic attention as part of the normal course of home maintenance.  It is always advisable to use experienced trades-people, or a qualified handyperson, when contracting for work that may not be within the scope of your capabilities.
    [2]  Attention-Worthy items – items simply worth mentioning [i.e. a recommendation to service a heating system yearly, etc.]
    [3]  The Inspection Checklist, with results indicated, so you can see exactly that which was inspected.

How long does it take to get the FINAL report?

  • Within 48 hours you will be provided with the type-written report.
